Summer Lawns and Lemonades

There’s nothing like a lovely spot of glorious sunshine to make people envision their life in a new home, and eagerly bring the iPads into the garden to have a peak at the property apps. This is a perfect reason why you have to ensure your property advert and photography is suitable for the season.

“Why”, I hear you cry? “My house looks just fine!”

Is it, though? Take a closer look. If it was put on the market in the last six months, chances are that your outdoor shot is stuck in the depths of autumn or winter. Are there autumn leaves knocking around, or even worse…snow?! Even if your home is professionally styled on the inside and looks like one of the Home and Garden dream properties, if the outdoor shot is stuck in a seasonal pothole, buyers will walk on by, Dionne Warwick style.

On most property adverts, the outdoor shot is the primary shot, and the one that shows up when searching for your home. It can’t be out of season. SO what can you do? Get your agent, or the photographer you use, to refresh your outdoor shots. Your front shot, and both back and front gardens need to be in the depth of summer, showing the lifestyle your home offers with summer lawns and lemonade and what makes your home special. Sell your buyers your homes summer lifestyle, and don’t let them witness a seasonal blunder

I think an estate agent has misled me – can I recover my costs?

I wasn’t told about the poor state of the roof when I asked why previous sales had fallen through

Q I’m in the process of purchasing a property and have had my offer accepted. I’ve also just had a building survey completed that has highlighted serious issues with the roof, which means that extensive work or replacement is required.

The property has been on the market for more than a year with a number of failed sales. At the time of putting in my offer, I asked why the sales fell through and if there was any major remedial work that was required, the estate agent cited various reasons, but none were due to the building condition. That contradicts what my surveyor told me which was that he’d previously done a valuation on the same property whereby he’d given a much lower valuation because of the condition of the roof. Based on my surveyor’s comments I feel the estate agent has either lied or been misleading about the condition of the property and about the reasons for the failure of previous sales. So far I’ve paid out for the survey and various conveyancing costs. Do I have any recourse against the estate agent to recover my costs?

Nearly 19,000 UK earners now on more than £1m a year

Number rises by 3,700 but many are foreign or non-doms who could leave after Brexit

The number of people in the UK earning more than £1m a year has jumped to over 18,700, with more than one in 10 of them living in Kensington and Chelsea, according to figures released by HM Revenue & Customs.

The total increased by 3,700 in the latest available tax year, but there are concerns that many of the “highly mobile” high-earners could quit the UK in the wake of a messy Brexit.
