UK house prices record biggest month-on-month fall in six years

Nationwide finds 0.5% monthly dip for August was biggest since July 2012

House prices recorded their biggest month-on-month dip in six years, according to the Nationwide house price index.

Values fell by 0.5% month on month in August, marking the biggest decline since July 2012, Nationwide building society said. In July, house prices increased by 0.7% month on month.

Pounds shillings and…feet?

I have a dream.. that one day in this country, property will be marketed with the cost per square foot clearly indicated.  These are my arguments:

1. It’s much more common in the US and in Europe

2. It’s easier to see how much house you’re getting for your money

3. It will help stop massive over-valuing or ‘buying boards’ (the practice of over-valuing to win instructions)

4. It allows direct comparisons of properties

5. We even buy our loo rolls like this – 2p per sheet for example, so why not our houses?

I always present my clients with a Price Per Square Foot Analysis, and whilst the critics out there will argue that there’s much more to property valuing than this, it’s a very good starting point.

Don’t drop your asking price!

The market is definitely quiet at the moment, it’s true. The buyers seem to have receded with the summer sun, and may not reappear until the daffodils emerge in the spring.

If you’re in a huge hurry to sell, then you may be considering dropping your asking price, probably egged on by your estate agent, looking for a quick sale at your expense.

However, dropping your asking price should never be a knee-jerk reaction to a slow market.  There are many factors to consider. At best, even a large price drop could make absolutely no difference to your viewings whatsoever, and at worst, it could actually damage long-term your likelihood of selling at anything close to the price you were originally hoping for.

So, let’s look at the psychological effects a discounted asking price could have on a potential buyer:

1. Wariness – the initial surprise a buyer may feel which draws his attention to your advert is very quickly replaced by wariness and cynicism that something must be ‘wrong with it’ to have such a low price.

2. It invites analysis – selling on price causes buyers to be more analytical of the offer – the bricks and mortar. Because their decision to buy is rational (based on £s) and not emotional (based on feelings), they will be searching for the downside – that leaky tap will be an issue, the soggy garden a serious problem. Buyers making their decision on emotions are looking at your house with roses-around-the-door-tinted glasses.

3. Low price = low quality – buyers usually want to spend at least their budget, and often end up spending more. Think back when you bought your house – did you stay within your budget? Don’t drop your asking price!

The market is definitely quiet at the moment, it’s true. The buyers seem to have receded with the summer sun, and may not reappear until the daffodils emerge in the spring.

If you’re in a huge hurry to sell, then you may be considering dropping your asking price, probably egged on by your estate agent, looking for a quick sale at your expense.

However, dropping your asking price should never be a knee-jerk reaction to a slow market.  There are many factors to consider. At best, even a large price drop could make absolutely no difference to your viewings whatsoever, and at worst, it could actually damage long-term your likelihood of selling at anything close to the price you were originally hoping for.

So, let’s look at the psychological effects a discounted asking price could have on a potential buyer:

1. Wariness – the initial surprise a buyer may feel which draws his attention to your advert is very quickly replaced by wariness and cynicism that something must be ‘wrong with it’ to have such a low price.

One-in-three chance of London house price crash, says expert poll

International buyers put off by Brexit uncertainty could drive prices down 1.6% next year

House prices in London will fall this year and next, with the possibility of a full-blown crash if Britain leaves the EU without striking a deal, according to a poll of housing market specialists.

Prices in the capital are expected to fall by 1.6% this year and 0.1% next year, a quarterly Reuters poll of about 30 analysts found, as the international buyers traditionally attracted by the London property market are put off by uncertainty surrounding Brexit negotiations.

Stilettos and a $4,000 skirt: Melania Trump’s tree-planting outfit

The US first lady opted for total glamour when asked to dig a hole in the White House garden. But was her outfit remotely appropriate for the task in hand?

Melania Trump has been gardening again, planting an Eisenhower-era oak sapling in the White House grounds. It means that her gardening wardrobe has come under further scrutiny. Did she wear 4in Christian Louboutin stilettos to aerate the soil? Did she choose a $4,000 floral Valentino skirt for its horticultural motif? The first lady barely has to lift a gold-tipped ceremonial spade for the jokes to begin.

“Actually, that’s not a spade, it’s a shovel,” says the gardening expert Alys Fowler. “I suspect she was given that in recognition of the fact that she was never going to put her foot on it in those shoes.” Aside from the obvious issues, such as the propensity of stilettos to sink into the mud, Fowler is worried that Trump’s footwear is problematic. “If you are going to lean over and try to lift something quite heavy, that’s a real strain on your lower back.”

The average house has lost 20% of its space since the 1970s as austerity warps planning processes and greed rules the market

On any given week, if you can bear to look, you’ll see dispiriting news about the state of housing in Britain. Last week brought research suggesting that the average home in Britain has shrunk by 20% since the 1970s. Elsewhere, Persimmon, the UK’s second biggest housebuilder, announced half-year profits of £516m, up 13%, thanks in part to the government’s help-to-buy scheme (earlier this year, it emerged that the company’s CEO Jeff Fairburn had been handed a bonus of £75m).

Homes are getting smaller, and for the top few national housebuilders profits and bonuses get ever bigger. How did we get here? One answer is greed. Homes are crucial to our needs – elemental to how we live. It beggars belief that businesses are allowed to abuse this for such outright profiteering.

The IPPR’s call to freeze land prices is right – but it will take more than a tweak of land supply mechanics to fix the mess

The increase in the value of land that has, or just might get, consent for housing verges on the incredible. This is not any old increase in value. It’s way beyond the increase in the value of your one-bedroom flat, even back in the day when it earned more in a week than you did. No, farmland with planning permission goes up at least a hundredfold, and in chosen parts of southern England – Oxfordshire, say, or Hampshire – the value of the land might go from £12,000 an acre to £2m or more, once it’s been signed off by the planners.

The Institute for Public Policy Research (IPPR) thinktank has been worrying about housing more and for a longer period than almost any other thinktank. So its recommendations carry weight. Today it’s calling for new powers for local authorities to designate land for development and then freeze the price, in an attempt to eliminate the windfall gains landowners make when they get planning permission to build houses on an acre of two of their plot. But reformers should beware. They think they will get more land more cheaply so that new houses cost less. It’s been tried before and it didn’t work then, and it would take a highly controversial increase in local authority powers to have a chance of working now.

New kid on the block? (Could be just what you need.)

Should you use an established brand to sell your home, or a fresh new face? Here’s my take on the subject.

 There’s a lot to be said for using an established estate agent. You know what you’re getting; you probably know friends who have used them; their services have been tried and tested over several years. You could see them as the safe option.

But what if there’s a new agent in town? Would you trust them to do a good job of selling your home?

The established agents would warn you off, for sure. They would tell you that these agents are untested, inexperienced and even desperate for your business. They will accuse them of over-valuing, under-valuing and under-delivering. But then they would, wouldn’t they?

Maybe it’s time to rethink that point of view.

New agents can be a breath of fresh air.

Let me introduce you to Victoria Green from V-Move. She’s relatively new in the area, and before she launched her estate agency, she’d never even been an agent.

What makes Victoria different?

 Originality – because she hasn’t come from an estate agency background, she brings no preconceptions or bad habits with her. She is simply determined to do the best she can for every client, every time.

Client-first attitude – many established agents have a ‘property-first’ approach, which doesn’t always fulfil the support needs of their clients. Victoria always puts her clients’ needs first, because she doesn’t know any other way.

New innovations – have you checked out Victoria’s photography? It’s head and shoulders above her competitors’. And look too at how her clients’ homes are presented; she drives around with a car boot full of staging accessories to make sure every image she takes makes her client’s houses look amazing. She also blogs and has even written a wonderful book, packed with selling tips. Not bad for a newbie!

Selective – Victoria’s strategy is about quality, not quantity. She doesn’t simply list as many houses as she can; she only takes on the clients and properties that she feels are the right fit. Because it’s her business, she takes a personal pride in making sure that fit is as good as it can be. And she has some beautiful properties, doesn’t she?

Enthusiasm and passion – Victoria is an agent because it’s what she’s always wanted to do. She’s living her dream, and helping her clients to achieve their dream moves to dream homes too. Her enthusiasm is infectious and her passion means that people trust her, easily and gladly, as they know she will look after their home sale as if it were her own.

The need to build a reputation from scratch – if a big agent in Victoria’s area upsets a client, it’s just one of many, and may not be too big a deal to that agency. But to Victoria, the idea of a client being upset is a very big deal. She has a brand new reputation to build and protect, after all. That’s why she works harder than most other agent I know, often working seven days a week, answering her phone early and late, to make absolutely certain that every one of her clients feels like a VIP, because that’s what they are to her.

Time for a rethink?

Next time you see inexperience, remember that they have a reputation to build, and they want to do that on your success; if you see they have a small portfolio, remind yourself that they will have more time for you; and if you wonder if using an agency with only a tiny team will be up to the task, think about how you’ll feel calling the office and always speaking to someone who knows who you are, without your having to give them your address, postcode and inside leg measurement…..

Call to stop landowners making huge profits from speculation

Thinktank identifies issue as the driving force behind the UK’s broken housing market

Britain should limit the windfall gains of landowners by freezing the value of plots newly designated for housing, according to a thinktank urging sweeping reforms to tackle a national shortage of affordable homes.

Calling on the government to pursue land market reforms similar to the German model, the Institute for Public Policy Research said planning authorities should be given new powers to zone land for development and freeze its price.
