Can we sell our flat to our children for below market value?

We can’t afford to just give it to them, but they could jointly own it as an investment

Q My husband and I own a flat in London. Our children have recently inherited some money which they wish to invest in something. Between them all they could afford to buy our flat off us if we sold it to them for the price we bought it for five years ago. This would mean we would be selling it to them for about 25% lower than its market value. Can we do this? We cannot afford to just give it to them. What are the pitfalls for them in owning it jointly as siblings? We have tenants in the flat so they would get a modest income from it. PB

A Provided all your children are over 18, yes, you can sell your flat to them. If they’re not, no, you can’t because a child under 18 can’t own land or property in the UK. But assuming it is a possibility, whether you should go ahead with selling your flat to them at a discount price is quite another matter.

Plant blueberries in December, reap the rewards next year

Now’s the time to get blueberries, bramble bushes and Chilean guavas into the ground

If you want to enjoy fresh fruit next year, this is the best time to plant fruit bushes. Of all homegrown crops, they provide by far the biggest reward in return for effort involved. Not only is the fruit expensive to buy in the shops compared with the modest price of the plant, they come in all sorts of weird and wonderful varieties that would never pass the shelf life and standardised appearance requirements of supermarket buyers. This means you can put flavour as top priority.

And how little work these perennial species require, compared with the annual routine of starting most kitchen garden crops from scratch. But, given our ever-shrinking gardens, perhaps the best news is that if you get your species choice right, fruit bushes can blend in seamlessly with ornamentals, meaning you don’t have to pick between two opposing garden looks.

December is the time for rest and armchair gardening

It’s time to take a well-earned break and browse a few catalogues

Today is the start of meteorological winter. We are in the month of solstice, Hanukkah, Christmas, when the sun rises late yet sets early – and when average UK temperatures sulk around 5 or 6C.

It’s a time of quiet on the plot. Perhaps some digging in of organic matter if it is your style – we will, it is easier now than in January – and to top up leaf mould and compost.
